Job Description Summary
This role, working closely with the Community Manager and maintenance team, serves as the liaison between HVAC and MEP contractors and will facilitate and coordinate capital projects.
Job Description
- Leads on-site maintenance staff in the diagnosis of problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry wailing, exterior structure, and appliance. Schedules preventative and floating maintenance, if applicable.
- For assigned sites, manages all vendor/contractor scheduling and project/work coordination (includes, but is not limited to, recurring contract management, ad-hoc repairs, etc.).
- Periodically inspects work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required.
- Works in close coordination with Regional Maintenance Managers (RMM) for the scheduling and completion of RMM inspections.
- Works in close coordination with Capital Projects Group when necessary (and if applicable) to ensure capital projects at assigned sites are properly scheduled and assists with the completion of capital projects in a timely manner.
- Develops contract renovation schedules, monitors progress, and holds contractors accountable to strict production schedules.
- Orders project related materials within budget guidelines; maintaining accurate documentation of each ordered item.
- Maintains constant communication with community managers, providing daily project updates.
- Ensures all contracted duties adhere to a detailed scope of work.
- Inspects vacant units and inventory work to be performed adhering to the renovation/rehabilitation process.
- May participate in negotiating pricing for all contracted work, including change orders, to stay within or below budget.
- Responsible for the renovation of units which could include but is not limited to carpentry, plumbing, electrical, repairs, cleaning and painting. Ensures compliance with all safety regulations including but not limited to the use of a back brace, safety goggles, ad gloves as appropriate while renovating units.
Basic Knowledge and Skills
• High school diploma, GED, or related experience and/or training.
• Minimum of 2 years’ experience in property management maintenance, other building maintenance, or related trade.
• May be required to hold various certifications (e.g. HVAC) and licenses.
• Proactive and self-motivated with the ability to work independently, as a leader, and a collaborative member of a team.
Specialized Skills
• Demonstrated proficiency in Internet, word processing, spreadsheet, and database management programs in order to complete required reports and documents.
• Strong proficiency in using property management software (preferably Entrata).
• Demonstrated ability in negotiating contracts, evaluating and selecting vendors, and managing project timelines and budgets.
Travel / Physical Demands:
• Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
• Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
• Job demands may require occasional heavy lifting, greater than 50 pounds with assistance.
• Rare or occasional travel may be required to attend business meetings, training programs, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
